Property Perfect has unveiled its business direction for the year 2026, focusing on improving product quality for both homes and common areas to elevate the living standards of residents. The company plans to open new roads to enhance project location potential and strengthen its financial structure while increasing liquidity through a land sale plan totaling 4.8 billion baht. The sales target for the year is set at 8 billion baht.

Mr. Sanit Atthayanasukul, CEO of Property Perfect Public Company Limited, stated that the sales target for this year is set at 8 billion baht, with no plans for new project launches. Instead, the focus will be on locations and customer segments with potential, driving the business with "quality" as the core principle across all dimensions. This includes enhancing product quality by optimizing home designs for the first time in 40 years, investing in the transformation of 30 clubs into “Health Clubs,” and redesigning common areas into health parks to improve residents' quality of life, as well as opening new roads to enhance project location potential and increase competitiveness.

Controlling Costs, Reducing Expenses, Selling Land 4.8 billion baht to Increase Liquidity

In terms of finance, the company emphasizes strengthening its structure and maintaining liquidity through cost control and reducing unnecessary expenses, alongside generating additional income from land sales currently under negotiation, with a total value of approximately 4.8 billion baht. This includes three city-center plots valued at 3 billion baht, comprising 8 rai of land on Charoen Nakhon Road by the Chao Phraya River, 3 rai on Ratchadapisek Road 500 meters from the BTS station, and a 6-story office building on Silom Road. Additionally, there are four plots in high-growth areas totaling 140 rai valued at 1.8 billion baht, including 25 rai in the Bangkok Golf area, 20 rai near Ruamrudee International School on Ramkhamhaeng, 50 rai in King Kaew, and 45 rai on Thai Chamber of Commerce Road.

Opening New Road Connecting Ramkhamhaeng and Bangkok Golf

Mr. Sanit further stated, “In the second quarter of this year, the company plans to open a new road connecting Ramkhamhaeng and Bangkok Golf, which are two key locations that continuously generate sales for the company. The company has been developing projects in these areas since 1993, with a total of over 3,250 units on 1,050 rai in Ramkhamhaeng. For the Bangkok Golf area, over 1,150 units have been developed on 326 rai. The construction of this connecting road, along with the opening of the Orange Line BTS in 2027, will not only create an advantage for the locations where projects are situated but also enhance convenience for all residents.”

Enhancing Product Quality, Optimizing Home Designs for the Best in 40 Years

Mr. Wasan Srirattanapong, Chief Business Development Officer, further revealed that this year the company is making significant changes to home designs in the “Perfect Place” and “Perfect Park” brands across 15 projects, which are mid-range homes that form the core product line of the company. They will present the best home designs in 40 years by changing the exterior design under the Timeless Collection concept, a style typically used in high-end homes, but applied to mid-range homes for the first time. The size of the homes will also be increased, with a new “Life Living” function that connects all areas within the home seamlessly, allowing customers to choose materials according to their preferences.

Adjusting Home Designs for Joint Venture Projects and Khao Yai Projects

For joint venture projects, the company plans to adjust home designs in the “Lake Legend” project, a collaboration with Hong Kong Land in the Bangna–Suvarnabhumi area, under the Timeless Collection concept reflecting elegance for customers seeking residences near the airport. Meanwhile, the “Lake Forest” project, in collaboration with Sumitomo Forestry, will introduce a 20-rai lake and lakeside club in 2027 to create a distinctive project image.

Additionally, there are plans to launch new homes with private pools in the “Bella Del Monte Khao Yai” project, with 5 units by the end of the year, in anticipation of the opening of the M6 motorway from Bang Pa-In to Nakhon Ratchasima, which will reduce travel time from Bangkok to Khao Yai to just 1 hour and 30 minutes. This is expected to significantly stimulate demand in the Khao Yai area due to the convenience of travel that meets the needs for both vacation homes and long-term living.

Developing 30 Health Clubs with Health Parks for a Better Quality of Life

The company is also moving forward with the transformation of 30 clubs into “Health Clubs” to meet consumer demand for health care and sustainable quality of life. This represents a new concept in residential project development for balanced living, the first of its kind in Thailand. The first three clubs are set to open in mid-year in Sukhumvit 77-Suvarnabhumi, Chaeng Watthana (Thai Chamber of Commerce Road), and Bangkok Golf. In the fourth quarter, an additional five clubs are planned to open in Perfect Place Rattanathibet, Perfect Masterpiece Rattanathibet, Perfect Place Ramkhamhaeng-Suvarnabhumi, Metro Park Kalapapruek, and Lake Legend Chaeng Watthana.

Simultaneously, there will be the development and design of common areas under the concept of “Health Parks” to provide space for outdoor activities and exercise, along with relaxation areas amidst nature. Initially, this will be implemented in three projects: Perfect Masterpiece Bangkok Golf, which features a large 5-rai common area, Perfect Place and Perfect Park Chaeng Watthana (Thai Chamber of Commerce Road), which will enhance the landscape of the common area and entrance roads to promote both relaxation and exercise, and the project in Sukhumvit 77-Suvarnabhumi, which will improve the park around a 20-rai lake to emphasize superior common area allocation standards.
